A website built for phones

Up to 5 pages: home, services, work, about and contact. A call button that stays on screen, and a quote or booking form that sends every request straight to your email, so you see it on your phone. Want text alerts too? I'll quote the small monthly cost.

I write the words

We talk for 30 minutes. I turn what you say into clear, plain copy in your voice. You read it and tell me what to change.

I take the photos

One photo session at your shop or job site, up to 90 minutes. At a customer's home, I only shoot with the homeowner's OK. You can also send me your own best photos.

Your Google listing, cleaned up

Categories, hours, services, photos and your website link, filled in on your Google Business Profile. You stay the owner and add me as a manager. The listing itself is free from Google; you're paying for my time.

Yours to keep

Your domain, hosting and Google listing are in your name, in your own accounts. Once it's paid, the site, the words and the photos I take are yours: my contract transfers the copyright to you.

Two rounds of changes, plus 30 days of fixes

Two rounds of revisions before launch. For 30 days after launch, if something I built doesn't work the way we agreed, I fix it at no extra charge.

    Free mockup and a 15-minute look

    Send me your business name. I'll make a quick mockup of your homepage and walk you through it, along with what customers see when they Google you. At your place or by phone. No cost, and you don't have to hire me.

    Interview and photo day

    A 30-minute conversation and a photo session at your business. You pay 50% to reserve your start date. If I can't start on that date, I refund it in full.

About me

Hi, I'm your name.

I'm a student at Baylor, and I build websites for Waco businesses on my own time. I started Brazos Site Co. because a lot of good local businesses are hard to find online, or paying every month for a site they can't change.

The honest part: you'd be one of my first clients. I don't have client sites to show you yet, which is why my first three get my founding rate and my full attention.

I'll meet you in person, write the words with you, take the photos myself and hand you the keys when we're done. The name comes from the Brazos, the river that runs through town.

My cell is your phone number. Text me anytime. I reply by the next business day.

What's yours, in writing

  • Your domain, hosting and Google listing are in your own accounts. I'm added as a helper, and you can remove me anytime.
  • Once it's paid, my contract transfers the copyright in your site's design, words and the photos I take to you. I keep permission to show it in my portfolio.
  • Every site comes with a one-page owner's manual: where everything lives, what renews when, and how to update your hours on Google yourself.
  • If you ever want to leave, I'll send you a copy of every file within 3 business days.
  • No long-term contract. The care plan is optional and month to month.

Tax not included on either side. My column includes a domain at about $15 a year and assumes you skip the optional care plan. Whoever you hire, ask: Is the domain in my name? If I stop paying monthly, do I keep my site? Are the photos of my business or stock?

Why $500? I'm new, and I don't have client work to show you yet. I'd rather earn your trust with real work and a fair price than pretend otherwise. I won't ask for a Google review as part of the deal, and if I ever quote you on this site, I'll say you got the founding price.

Not ready for a website? Start with your Google listing. I'll clean up your Google Business Profile and give you 50 cards that ask customers for an honest review, for $149 + tax. Get a website within 30 days and the $149 comes off the price. The cards go to every customer. No rewards for reviews and no screening out unhappy customers; Google doesn't allow either.

All prices plus Texas sales tax (see "What does it cost, all in?" below). Your domain is usually $10–25 a year, paid by you, in your name. Hosting: I set your site up on a free hosting plan in your own account. If your site ever needs a paid plan, I'll tell you the price in writing before you pay anything.

Add-on: QR codes

Your yard signs, trucks and tables can take requests.

People see your truck, your sign or your counter every day. A QR code opens a page made for that moment: request an estimate, see your recent work, or order ahead. The counter version can also ask customers for an honest review. $150 for the page, plus printing, which you pay the print shop directly.

What does it cost, all in?

$500 plus Texas sales tax for my first 3 website clients. Texas taxes website work on 80% of the price, so for a Waco business the tax is $33 and you pay $533. After that it's $900 for clients 4 and 5, then $1,200, plus tax. Your domain is usually $10–25 a year, paid by you. Hosting is $0 on the free plan I set up in your own account. The $49/month care plan is optional. Every invoice shows the tax on its own line.

What if I don't like what you make?

You see a free mockup before you pay anything, and you pay the second half only after you approve the finished site. Two rounds of changes are included, and nothing goes live until you say so.

Will switching my website hurt my Google listing?

It shouldn't, and I'll protect it. Your Google listing, reviews and phone number stay as they are; nothing on your listing changes without your OK. Before launch I write down your current pages and set up redirects so old links still work, and after launch I check that Google can reach the new site.

Somebody else set up my website years ago. Can you help me get it back?

Usually, yes. I'll help you find out where your domain is registered and walk you through getting it into your own name, so you're never stuck again.

I only have Facebook or Instagram. Can you help?

Yes. That's a fine place to start. I'll turn what's on your page into a real website that works as your link in bio, keep your pages linked, and set up your Google listing so people can find you outside social media.

Can I change my own hours and prices?

Your hours on Google, yes, anytime; I'll show you how. For the website, most owners just text me the change, which the optional care plan covers. If you'd rather edit the site yourself, tell me up front and I'll quote setting it up that way.

How long does it take?

I plan for about three weeks from photo day, as long as you can get me feedback within 3 business days each round. You'll see a first draft about a week after photo day. I schedule around exam weeks and give you a launch date in writing before you pay anything.

Will you still be around after you graduate? What about breaks?

I set things up so you never depend on me. Your domain, hosting and Google listing are in your name from day one, the site is built on standard tools any web developer can work with, and you get a one-page owner's manual. During school breaks I still answer texts and email, and I'll tell you up front if a photo day has to wait until I'm back in Waco. If I ever wind down the business, you'll get at least 60 days' notice and a full handoff at no charge. That's in our contract.

Do you guarantee I'll show up first on Google?

No. Nobody can honestly promise that. What I do is set up the things that matter for local search: a complete Google Business Profile, a fast site that works on phones, and your services and service area written clearly.
